Building Analysis - Mott-Smith Laniloa: ~ by Jonathan Ford Building and Site Features
Built in 1976, Mott-Smith Laniloa is a poured concrete residential tower with generous lanais that is nestled in at the base of Makiki Heights. Most units enjoy an view of Honolulu city and the ocean beyond. Located in a quiet neighborhood with mostly single family homes, Mott-Smith is a local favorite. Good location for a walking, biking or hiking in the nearby Tantalus trails.
Common Areas for Residents
There is a large, amenities rich, lobby level recreation deck. Small children can splash and play in the good sized kiddie pool with a fountain on one side of the recreation deck while the adults can enjoy the pool and hot tub on the other. Residents can host gatherings in the vaulted ceiling Pavilion party room/meeting room, complete with a full kitchen and bathrooms. There are also many gas BBQ grilling areas and a full sized tennis court.
Mott-Smith is secured with a fob, 24 hour security, building manager and video surveillance.
The guest parking is generous for an older building in the area with 27 guest stalls near the lobby entrance and above the secured parking.
Private Condo Features
Each unit has generous lanai area with hurricane shutters to help block out the elements as needed. The shutters make the lanais more livable and many will use the lanai as an office or dining area. The AC is central and I like how many of the 2 bedroom units will have multiple AC zones to help reduce electricity costs by cooling only the rooms that need to be cooled
It is an older building, so if a unit has not been renovated it will probably need it.
The Bottom Line Best features: Quiet location, very well built building and good value.
Potential drawbacks: Older building. Common areas and amenities, while well maintained, could use some updating.
Pavilion meeting/party room with adjacent kitchen and tennis Court. Bathrooms and Gas grills are also nearby.
