Commentary - Palms at Waikiki:
Palms at Waikiki is another recently converted hotel turned condo and is a popular building for investors who like to stay in Honolulu from time to time. Every room and common area in the building was completely and tastefully renovated in 2004/2005 with a very pleasant Hawaiiana feel.
The building is considered a "condotel" in that it has a full time hotel desk and most owners have their units in the rental program. Lenders typically require a 25-35% down payment for any condotel unit.
Even numbered units face Diamondhead and Ft DeRussy Park and some have ocean views, while the odd numbered units are on the cool side of the building with city and mountain views.
Units do not come with parking stalls, but they can be rented. Maintenance fees cover: Central AC, Basic Cable, Electricity, Hot Water, Water, and Sewer. Security includes guard patrols, video surveillance, and hotel workers.
