Building Analysis - Park Lane Ala Moana: ~ by Jonathan Ford
Building and Site Features
Park Lane Ala Moana is 6 story luxury low rise project that is to consist of 7 individual towers sitting on top of 2 stories of private parking to ensure ocean views for even the lowest floor units. The towers will be strung along the ocean-side face of Ala Moana Shopping Center reaching 100 ft. tall. The complex overlooks the sprawling green open space that is Ala Moana Beach Park, Magic Island and the ocean beyond. Park Lane was developed by MacNaughton Group and Kobayahi Group who were also responsible for desirable Honolulu projects such as the Hokua, One Ala Moana and Capitol Place.
Park Lane Ala Mona is a natural extension of the $550+ million redevelopment of the Ewa wing of the Ala Moana shopping center which will be anchored by Bloomingdales and to-be moved Nordstrom. The level of easy access to world class shopping, food, beaches, parks and restaurants will be unprecedented for Hawaii.
Common Areas for Residents
From the 5th floor ocean view lobby you can stroll down to the "Great Lawn" which is touted as having a range of uses for residents - from a safe 60' x 90' grassy area for kids play on to potentially being the site of a small but elegant ocean-view wedding ceremony.
The namesake "Park Lane" is also accessed from the fifth floor and serves as a beautifully landscaped and appointed buffer between the mail and the residences that makes for a great walking path and open-air connection between the towers that leads residents to their own private and secured elevator entrances into the Ala Moana Center.
The buildings garage and entrances will be secured 24/7 and completely separate from regular mall traffic.

The project will feature over 90 unique floor plans as units will have extra-high 10' ceilings and will range in size from an 850 sf 1-bedroom to a 6,000 sf 5-bedroom penthouse, but will primarily consist of spacious 2 and 3 bedroom condos. Most units will feature extra-large lanais that seamlessly flow from the indoor to outdoor living areas, each with their own custom grills and outdoor cooking areas with venting to the outside.
Variations from unit to unit make this project unique, some units will have a private pool or spa while another may have a their own garden or a private enclosed garage area.
The Bottom Line
Best features: Top of the line project in Honolulu with some of the best and most unique designs for condo living in Honolulu. Access to world class shopping and beaches.
Potential Drawbacks: Top-tier pricing will exclude most buyers and street noise from Ala Moana Blvd could potentially be an issue for the low-rise units.
