Ke Kilohana (also referred to as 404 Ward Avenue and 988 Halekauwila) is a new development planned by Victoria Ward Ltd and Howard Hughes Company. It is part of the first phase of an ambitious neighborhood redevelopment plan. The entire Howard Hughes Ward project has an impressive LEED certification which is a major breakthrough for local sustainable design. Also, the tower is not all glass like many other new developments, but a mix of concrete, metal and glass.

Ke Kilohana features a 43 story high-rise tower with 424 condos. The unit mix will be 141 one bedroom, 191 two bedroom, and 92 three bedroom condos. 375 of the residences will be sold as reserved housing while the remaining 49 will be market units open to anyone.

Longs Drugs' flagship store will anchor the majority about 25,000 square feet of commercial space on the ground floor.

The location of the structure is very close to a future HART rail line. The rail makes a turn around the lot and there will likely be some noise from the steel wheels and rails. On the bright side there will be a train station right across the street for easy commuting and It’s sure to be a vibrant neighborhood.

Common Areas for Residents
For being a building made up of mostly reserve units Ke Kilohana has an rather impressive set of amenities.

The two "Sky Lanai" are an excellent and fairly unique feature which will be built into the upper, 30+, floors of the building so all residents can enjoy some of the best views the building has to offer. The Makai Sky Lanai will have views from Diamond Head to Keawalo's Basin while the Ewa Sky Lanai will enjoy the sunset views

"The Skydeck" is the recreation deck that sits on top of the parking garage and should be high enough to offer some ocean views while residents and guest can enjoy outdoor green space while lounging or having a BBQ.

For the kids there is an indoor playroom that is adjacent to the gym as well as an outdoor playground that is part of the Skydeck, with lots of green space for the kids to securely and safely run around.

For exercise there is a well-equipped gym where parents can get a workout while being able to watch their kids play in "The Playroom" next door through a glass wall. There is also an exercise studio where residents will be able to pick out exercise videos to work out to. Surf board storage is yet another amenity for the active minded residents.

For entertainment there is a music room for practicing instruments, a karaoke room, theater, and party room to entertain guests - all on the same level as the recreation deck.

When you need to get work done a business center called "The Hub" gives residents a chance to get out of their unit, meet colleagues or just focus on work.

Alas, there is no pool but that will help keep maintenance fees lower. You can always take a jog to Ala Moana beach park for a swim. Parking is secure and will include charging stations for electric vehicles.

Private Condo Features
Kitchens will be equipped with granite countertops, stainless steel whirlpool appliances with a stylish mix of black and white cabinets.

For floorings, bedrooms and living room will be carpeted and bathrooms will have porcelain tile while there will be durable vinyl in the kitchen.

AC will be PTAC window units, similar to those that you may find in some hotels. Every room will have AC.

Energy saving features include double glazed windows with low-e coating

The Bottom Line
Best features: The Sky Lanai and excellent amenities for reserved housing, very convenient location and across the street from a rail stop.

Potential drawbacks: There may be noise from incoming rail. Units on the Ewa side will be close to a neighboring tower unless on a 30+ floor.
