Building Analysis - Vanguard Lofts: ~ by Jonathan Ford
Building and Site Features
The Vanguard Lofts is a unique residential low rise concrete condominium complex with its latest stage of completion finished in 2009. The 2009 redevelopment features a new wing and complete overhaul from office space to high end luxury condominiums with modern industrial architecture finishes.

When I see this building, I’m reminded of the popular chic New York lofts converted from industrial space. Vanguard Lofts have taken a page from Manhattan in its modern redesign of the classic.

The original wing of the Vanguard Lofts was completed in 1907 and housed Hawaii’s first used car dealership. Fast forward to the present day, and, ironically, the first level still houses a car dealership; only this one features some of the finest cars in the world.

In 1965 the Nation Cash Register Corporation (NCR) purchased the building and hired renowned architect Vladimir Ossipoff (also known for the IBM Building) to design the 5-story 2nd phase of the building to connect to the original structure, at which point the building was known as the NCR building. In 2004 Cooke Clayton LLC purchased the NCR building with the intent of renovating its office spaces, but the residential housing market began to take off and they were inspired by Ossipoff’s spacious designs. As a result, Cooke Clayton LLC expanded on Ossipoff’s designs and the NCR Building to make the Vanguard Lofts what it is today.

The Vanguard Lofts is a sophisticated, modern twist on a 1965 architectural design. The types of buyers who like this building are those who appreciate the unique architecture are drawn to an urban lifestyle in a walkable neighborhood. The Vanguard Lofts are within walking distance of the state capitol and downtown to the west and Ward shops and restaurants to the east.

Common Areas for Residents
The building’s common area security includes electronic fob activated entries, gated garage, Enterphone and video surveillance with in-unit access to the common area security camera video.

There are 6 guest parking stalls off of Kapiolani Blvd.

On the 3rd floor recreation deck bathers will enjoy the pool, covered hot tub, lounge water feature, and a shower. For dining and entertaining guests there is a covered gas BBQ area, large dining table, several sitting areas and bathroom. The 2nd floor units on this wing also enjoy a private spiral staircase from their unit which will give them access to the 3rd floor recreation deck as well as their own private sitting area,

Private Condo Features
Most units enjoy high ceilings and custom finishes. Original kitchens include Thermadore professional grade appliances, double deep soak kitchen sinks and gas ranges. Top of the line finishes contrast with bold industrial architecture designs such as polished concrete walls and exposed duct work to make for a unique living experience rarely found in Hawaii.

Most top floor units in each of the 3 wings come with spiral staircase to their own private roof deck.

On Floors 3-6 the 02-05 units will overlook the Hawaiian Electrical Company (HECO) and will have the least desirable views, but people most interested in the Vanguard will not be buying into the project for the views.

The Bottom Line
Best features: Unique design with history, high ceilings, top quality finishes.

Potential drawbacks: No ocean views. Mountain facing units overlook HECO. Street noise can be a factor as it is a low rise next to a busy street..
