Building Analysis - One Waterfront Towers: ~ by Jonathan Ford Building and Site Features
One Waterfront Towers is a glass and concrete high rise built 1990 and was the last project built in Hawaii by the well-known developer Bruce Stark, who was also responsible for popular older buildings such as Admiral Thomas, Canterbury Place, Yacht Harbor Towers, Royal Iolani and Wailana at Waikiki.
The individual towers are named after their respective positions: "Mauka" (mountain) and "Makai" (ocean). Their facade consists of tinted glass panels arranged into monolithic tubular forms that are quite impressive. Each tower has its own elegant lobby and welcoming porte cochere entrances with greco-roman inspired water features.
One Waterfront Towers is located across the street from Restaurant Row and on the outside edge of Kamehameha' Schools developing "Our Kakaako" master plan redevelopment of Kakaako. It will be a short walking distance to the future Hawaii rail transit station on Halekauwila Street, the "Salt at our Kakaako" retail redevelopment and also within 10-15 minute walk to the Aloha tower marketplace and downtown Honolulu’s business district.
Common Areas for Residents
There is a generous recreation deck located off of the 4th floor that connects the two towers and includes a pool, hot tub, covered meeting area, 2 tennis courts and BBQ grills. Just off the recreation deck in the Mauka tower is a small workout room and a sauna.
Guest Parking is available in the secured parking garage and guests will need to be buzzed in by security for access.
Building security includes passkey entry, enterphone, video surveillance and private guards.

Private Condo Features
One Waterfront features large units with impressive ocean and sunset views for most units. Most units come with spacious and very usable lanai that can comfortably fit furniture for lounging or dining and are partially enclosed to allow protection from the elements while still giving the feeling that you are outside in Hawaii. The building does face the setting sun so it can get warm, but the tinted glass and central AC do help the units cool down.
The Bottom Line Best features: Large units, large lanais for most units, great ocean views, and elegant building.
Potential Drawbacks: Higher maintenance fees and if you are sensitive to heat the sunset orientation will probably require use of the central AC in the late afternoon.
